Born from a Frustrating House Hunt
In 2025, I began the process of moving home. Like anyone buying a house in the UK, I spent hours on property portals and bank websites trying to figure out one simple thing: “What is this actually going to cost me every month?”
I found myself jumping between outdated tax blogs, cluttered bank calculators that wanted my phone number, and spreadsheets I had to build myself to account for the
April 2025/26 Stamp Duty changes.
I realized that if I was frustrated, thousands of other UK home movers probably were too. That’s why I built Simple Mortgage Calc.
A Tool for the “2026 Reality”
The UK mortgage landscape changed significantly in the last year. With the Stamp Duty thresholds reverting to their lower pre-2022 levels, the “old” calculators on many websites are now misleading.
I designed this tool to be the one I wanted to use during my own house hunt:
- Updated for 2026: It uses the current £125k standard threshold and the 5% additional property surcharge.
- Privacy-Focused: You don’t need to “Create an account” or talk to a broker just to see your Stamp Duty bill.
- Mobile-First: I needed something I could use on my phone while standing in a hallway during a house viewing.
